RiskTech Safeguards Event Center Build

An ENR Top 20 general contractor asked Insight Risk to furnish IoT risk control
technology to support a high-stakes project: a nearly 240,000-square-foot indoor
event center with a firm deadline. The owners required the space to be operational
to host their initial event, leaving no room for delays due to water-related issues.

Having successfully used IoT solutions on past projects, the site team recognized
the value of proactive risk management. Insight Risk collaborated closely with the
team to address their concerns, designing and deploying a customized solution
tailored to the building’s unique risks.

A worker used a hose from an exterior faucet to supply water to the second floor via a drywalled staircase. Unbeknownst to the team, a tear in the hose caused a steady leak, pooling water on the first floor. Left unchecked, the hazard could have resulted in slips, falls, or damage to nearby stored materials, potentially stalling progress.

When a strategically placed environmental sensor detected water, an alert was triggered, sending a text message to the project manager’s phone. The exact location was pinpointed, enabling the team to shut off the water and clean the area within minutes. This swift intervention prevented injuries, safeguarded materials, and maintained project momentum.

As temperatures dropped during late autumn, sections of the building were found to be particularly susceptible to cold. Any drop below 40°F would put charged water lines at risk of freezing and rupturing, threatening costly delays and damage.

Environmental sensors identified the temperature drop and alerted the team to investigate and pinpoint the cause. By acting swiftly, potential frozen pipes were avoided. This common-sense approach, enabled by technology, preserved the integrity of the structure and kept the project on track.

Bonus: Proactive Protection Against Humidity
Three interior rooms were identified as high-risk due to extensive millwork and high-end finishes. Elevated humidity levels could potentially compromise quality and craftsmanship and create the possibility of defects.

Insight Risk’s environmental sensors are capable of measuring humidity in real time and were configured to notify site teams if humidity exceeded 59%. The team monitored humidity throughout the project to mitigate these risks. By addressing the issue during construction, the team could target a flawless finish that met their and the owner’s high standards.

Result

The project was completed on schedule with no water-related claims, losses, or delays, meeting the owner’s expectations and maintaining the contractor’s excellent reputation.
